Furnished Monthly Rentals in Downtown Toronto: A Checklist Before You Book

Furnished monthly rentals are the practical choice if you are in Toronto for a program, a funding round, a contract or a trial run before committing to the city. Listings vary a lot, so use this checklist before you book.

1. Term length and pricing

Many furnished landlords price by term, with longer commitments costing less per month. At VHive, rooms can be booked for 1, 3, 6 or 12 months, and the monthly rate generally drops as the term gets longer. Ask what happens if you want to extend or leave early.

2. What is actually included

  • Utilities and internet, and whether the speed is stated.
  • Linens, kitchen basics and cleaning.
  • In-unit laundry versus shared laundry.
  • A real desk in the room, not just a dining table.
  • Building amenities such as a gym, a co-working lounge or a bike room.

3. Internet you can work on

If you run a company from your room, ask for a speed test or the plan details. Fibre is the baseline to look for. A listing that says "WiFi included" without specifics is a red flag for video-call work.

4. Location and commute

Downtown Toronto is compact. Our neighbourhood comparison shows how the areas differ. Check the walk to the streetcar or subway, and to Union Station if you travel. A Walk Score near 95 or higher means you can do most errands without a car.

5. Who you will live with

In a shared unit, your roommates matter more than the furniture. VHive residents are founders and builders, and applications are screened with that in mind, so the house tends to be quiet at the right times and social at the right times.

6. Booking and paperwork

Confirm how you pay, what the deposit is and how it is returned, and get the terms in writing. Be cautious of any host who asks you to pay outside the platform or the written agreement.

If you want furnished housing downtown with coworking and a community of builders, see the current residences and apply for the one that fits.
